Our family acquired Sunflower in 2018, and we could tell right away that this was a special place. The layout is wonderful and the location is ideal. There is wonderful character and history to the building — but it definitely needed updating and care.
So we did something most people never do: we pulled many of the walls completely down to the studs and replaced the old galvanized plumbing typically found in buildings of this age. We updated all of the electrical and added forced-air heat and central air conditioning. This process was very difficult and expensive for a building of this age, and to accomplish it we put in high-efficiency furnaces and high-efficiency air conditioning. Again — that is not something most landlords do.
It turned out to be a win for us and a win for our tenants. We get to own and maintain a building that we are proud of, and our tenants get amazing quality for their money — and they save a lot of money on monthly utility bills.
